You can expect a professional listing with high-quality photos and a concise, detailed description. We post your listing on our own website and all the popular rental websites that tenants are using to find their next rental home.

As phone calls and messages begin to come in, we’re responsive to anyone who requests more information about your property. We schedule showings and we do a bit of pre-screening, asking prospects:

  • When they plan to move
  • Why they want to move
  • Whether they have pets
  • If they have the income necessary to meet our screening qualifications
  • Whether they’ve ever been evicted before

We always offer application instructions, and when those applications are submitted, we begin our screening process.

You can expect that your tenants will be screened according to all local, state, and federal fair housing laws. Full legal compliance is essential, and we make sure to protect you from any risk of expensive mistakes.

Screening includes:

  • Checking credit and looking for past evictions

We make sure the tenants we place can be trusted to pay rent on time, take care of your property, and follow the terms of the lease agreement.

As soon as we have an approved tenant, we execute the lease agreement, and we place your tenants.

Our leasing services are competitively priced, costing half of the first month’s rent. You can also pay more for services like professional photography and the coordination of any maintenance that needs to be done while preparing your property for the rental market.

What about Full Service Property Management in Napa?

If you know you’re going to need full-service property management for your investment property, we take care of all those leasing services we just mentioned. We also include professional photography and maintenance coordination as we get your home rent-ready.

You can also expect:

  • Online technology that provides an owner and tenant portal. Here, we collect rent and maintenance requests online. We pay you electronically and you have access to all of your invoices, maintenance reports, lease agreement, and accounting statements.
  • Emergency maintenance responses 24 hours a day and 7 days a week.
  • Collection and return of your tenant’s security deposit.
  • Move-in and move-out property assessments, complete with a detailed report.

Our team takes care of all the tenant communication and correspondence. We protect your investment, maintain it, and ensure that everyone has a comfortable and pleasant rental experience.

The cost of our full-service property management is 8 percent of your growth monthly rent (with a $150 minimum every month). Your leasing fee, which includes the photography and maintenance coordination, is a flat $995.

What Else Do You Need to Know as an Owner/Investor?

Additional InspectionIf you’re looking for something more, we can also provide a wider scope of services. You can choose additional support and resources, such as FTB compliance and additional inspections. Evictions are rare when you work with us, but if they become necessary, we can coordinate the filings and the hearings, and the court dates.

If you’re an owner who has multiple properties needing management (at least three), we offer a lot of additional savings. You’ll get everything that’s in our lease-only and full-service management plan and we’ll include eviction protection, FTB compliance, and moving existing tenants into new properties. You only pay a $595 leasing fee per property and a monthly management fee that’s 5 percent of your gross monthly rent (with a $125 monthly minimum).

If you’re wondering about lease renewals, here’s what you can expect:

  • For an owner who uses Atlas Property Management for lease-only services, a lease renewal will cost $500.
  • For an owner who uses Atlas Property Management for full-service management, the lease renewal fee is $325.
  • For an owner who uses Atlas Property Management to manage three or more properties, the lease renewal fee is $225.

There are no hidden fees or surprises charges when you work with our team. Everything is out in the open, published on our website, and discussed with you ahead of signing the management agreement.
