Am I required to make my property available to Section 8?
It is state law to accept section 8 if the person passes all other areas of the background check.
Can I reach you after hours?
We do allow after hours emergency calls.
Do I get to see the lease?
Yes, we can email it to you or you can view it in you owner portal.
How and when do I get my checks?
Assuming rent is paid on time we pay out all owners on the 10th of every month
How long of a lease do you sign?
We do a 1 year lease unless otherwise instructed by the owner
How soon can you start managing my property?
We can start as fast as needed by the owner!
What type of reports do I get and how often?
You as the owner will get a monthly statement showing all income and liabilities every month with your rent payment as well as a year end statement showing all income and liabilities for the year for you to be able to file your taxes
Are you licensed?
Yes, we have been licensed in the state of CA since 1974.
Can you put the money directly into my account?
Yes, we do offer ACH payment to our owners.
Do you sell real estate too?
Yes, but our primary business is managing our clients investments
How is rent collection handled?
Tenants can pay in office with a personal check, money order or a cashiers check as well as online through their tenant portal
How much security deposit do you charge the tenant?
Based on the tenants credit we take between 1 and 2 months rent for security deposit
What type of properties do you manage?
We primarily manage single family homes but we do make exceptions for some small multi family buildings
Who holds the tenant security deposit?
We hold the security deposit in our trust account
